Pacific Medical Buildings - Medical Facility Development

After the size, site plan and economics of the project have been approved by the Hospital, and the development agreement and land lease have been executed, Pacific performs the following tasks necessary to start construction of the medical office buildings:

  1. Direct project architect on the design of the building
  2. Secure all land use permits and approvals
  3. Lease space to physicians
  4. Custom design all tenant suites
  5. Obtain debt and equity financing for the projects
  6. Prepare complete, detailed building construction documentation
  7. Supervise general contractor during the construction phase of the project
  8. Obtain all required building permits

Upon completion of the building/development phase, Pacific Medical Buildings will then assist new tenants in their moving into their suites. Pacific will be the general partner of the ownership group and will be the property manager of the facility.

Pacific pays special attention to medical facility development so that each building enhances the hospital campus while complementing existing architecture. Our medical suites are attractive, functional, efficient and cost-effective. Pacific generally specifies a steel structural system with relatively long spans to avoid interior columns that restrict the flexibility of suite planning. Sophisticated multi-zone heating, ventilating and air conditioning systems are used to permit individualized comfort control within the suites. Sound attenuating partitions, ceilings and doors are installed to ensure patient privacy and confidentiality. Because Pacific is typically the owner of the building, we emphasize building quality, durability, ease of maintenance and flexibility for medical hospital buildings.
